The Arabellapark in the Munich is a typical urban development project from the 1960's. The goal was to create a district center that integrates living, working, and services within short distances. The office and residential complex "Arabeska" replaces a 40-year-old office tower originally built at the site. "Arabeska" offers nearly 26,000 m² of office rental space over six floors. Additionally, a separate building houses 28 one- to three-bedroom apartments and a daycare center. The free-form, curved structure serves as a landmark, with water features surrounding the building in the landscaped outdoor area. The project was completed in 2013 and the tenant fit-out in 2014.
A key requirement for the project was a resource-efficient and an environmentally friendly construction approach. Minimizing energy consumption and carbon emissions were central objectives. The building was successfully certified to the DGNB Platinum Standard. Sustainability measures were integrated across all trades within the planning scope to optimize the building's environmental performance. The building can be heated and cooled using locally available groundwater, with a district heating connection only required for peak loads. Building component activation was implemented for the large usage areas. In the office areas, individually adjustable façade ventilation units with central cooling and air supply for displacement ventilation were installed.
